Job Description.

We are seeking a highly organized and detail-oriented transaction coordinator to join our team. In this role, you will be responsible for managing real estate transactions from start to finish, ensuring that each transaction is executed smoothly and efficiently. You will work closely with clients, agents, lenders, and other stakeholders to ensure that all aspects of the transaction are completed in a timely manner.

Responsibilities:

  • Manage and organize all transaction paperwork, including contracts, addendums, and disclosures

  • Coordinate with clients, agents, and lenders to ensure that all deadlines are met

  • Communicate regularly with all parties involved in the transaction to keep them informed of the status

  • Assist with preparing disclosure packets, maintaining broker files, and submission of all documentation to storage systems

  • Ensure that all necessary documentation is completed and submitted accurately and on time

  • Maintain a high level of customer service and professionalism throughout the transaction

Requirements:

  • At least 1 years of experience in real estate transaction coordination and 50 transactions managed. 

  • Current real estate license that is not held with any brokerage actively (if you are in the process of obtaining your license but have the experience please provide verification)

  • Must be willing to stop actively selling real estate. Referal only options will become available. 

  • Must possess an active business license or operations tax certificate issued by their local county. While maintaining a corporation (LLC or Corp) is not a requirement, this option is available if preferred.

  • Strong organizational and time-management skills

  • Excellent communication and interpersonal skills

  • Ability to work independently and manage multiple tasks simultaneously

  • Detail-oriented and able to work in a fast-paced environment

  • Thorough understanding of real estate contracts and transactions

This team is for proactive individuals who want to build their own business under the umbrella of AIDE.

Compensation. 

  1. Team-Based TC:

    • Support: Coaching, one-on-one trainings, and lead generation.

    • Benefits: Invoicing, systems support, and insurance.

    • Branding: Your own webpage, brand awareness, and social media presence.

    • Fees: $100 monthly tech fee.

    • Earnings: Starting splits are 50/50 per transaction

    • Access to assistants for maximum output

    • Space is limited

  2. Independent TC:

    • Support: Systems, insurance, and group trainings.

    • Branding: Brand exposure with blogs, content, paid ads

    • Access to trained assistants for maximum output

    • Fees: $300-$500 Monthly (Dependent on volume)

    • Must maintain a high level of service and attend several trainings throughout the year

Key Note:

The main distinction between the two options lies in lead generation support and compensation splits, tailored to match your experience and business level.

TC Rates: You are allowed to set you own rate, it is prefered that you do not have a rate less than $400 per transaction. All incoming leads will be based on posted rates unless discount is being offered. It is the TC's option to opt in or out of discounts and promotions..

Lead Generation.

An integral part of our support and growth systems for our team. This program is designed to connect you with high-quality leads, ensuring a steady flow of potential clients and opportunities for business growth.

Program Features:

  1. Quality Leads: We provide leads that have been thoroughly vetted and have shown a clear interest in hiring a transaction coordinator. This includes individuals ready to start a transaction immediately and those planning for future business.

  2. Expectation of Prompt Response: It's crucial that all leads are treated with equal importance and urgency. Immediate contact, or at the very least, same-day communication, is expected. Inconsistent or delayed response to leads may result in removal from the lead program.

  3. Ongoing Responsibility: Once a lead is assigned to you, it becomes your responsibility to maintain contact until they are ready to engage a transaction coordinator. This involves regular follow-ups through phone calls or in-person meetings, as feasible.

  4. Supportive Marketing Efforts: In addition to your personal follow-ups, assigned leads will be included in our email campaigns and other company-level follow-up sequences. Targeted marketing efforts will continue to nurture these leads, enhancing the opportunity for conversion.

Lead Sources:

  1. Online Marketing: Targeted campaigns reaching individuals actively seeking real estate services through various online platforms.

  2. Client Referrals: Leveraging our network of satisfied clients to generate referrals.

  3. Real Estate Partnerships: Collaborating with real estate firms and agents to gain leads through professional connections.

  4. Industry Events & Webinars: Engaging with potential leads at real estate industry events and informative webinars.

  5. Event Sponsorship: Sponsoring local and statewide events and programs to increase brand visibility and lead generation.

  6. Affiliate Programs: Utilizing affiliate partnerships to expand our reach and generate leads.

  7. Cold Outreach: Implementing cold call and email campaigns to proactively reach potential clients.

  8. Social Media Marketing: Utilizing social media platforms for targeted lead generation and marketing efforts.

These ongoing efforts are dedicated to ensuring a steady stream of leads for our transaction coordinators.

Your Role as a TC:

Your role is to periodically check in with these leads, building a relationship and understanding their specific needs. This personal touch, combined with our structured marketing support, maximizes the chances of successfully converting leads into clients.

By participating in our Lead Generation Program, you are empowered with resources to expand your client base while maintaining the high standards of service and professionalism that AIDE stands for.

Space is limited based amount of coordinators on program and influx of incoming leads and transactions.
